Capital deserves counsel — not a catalogue.
Acrementum was established to reverse the traditional dynamic of the Maharashtra property market: prioritizing risk identification and legal proof over sales velocity.
The market sells hope. We verify records.
In western Maharashtra, almost every property transaction begins with a broker presenting an inventory list. The client is encouraged to focus on floor plans, architectural renderings, and speculative future price appreciation. Title encumbrances, water scarcity, and restrictive setbacks are treated as secondary details to be resolved after earnest money is paid.
Acrementum reverses this structure entirely. We do not maintain listing inventory. We represent capital seeking defensive deployment across Pune, Mumbai, and coastal Maharashtra. When a mandate is accepted, our work begins with 30-year revenue search reports, physical boundary audits, and direct verification against registered government benchmarks.
Four governing principles. No compromises permitted.
Risk before price
The costliest error in Indian real estate is buying an uncurable title defect, an access courtesy, or a planning violation under the guise of an attractive discount. If an asset fails legal or physical scrutiny, the discount is irrelevant.
No inventory holding
We do not hold land portfolios on our own balance sheet, nor do we enter exclusive selling arrangements that compromise our objectivity. We are paid solely to advise, curate, and protect the capital of our clients.
Written, not implied
Conversations, oral assurances, and developer projections carry zero weight in our advisory reports. Every finding—from mutation entry legality to groundwater depth—is documented in writing and supported by official filings.
The relationship outlasts registration
Executing the conveyance deed at the Sub-Registrar’s office is stage five of our six-stage process. Real estate ownership requires post-closing boundary demarcation, municipal revenue record mutation, and an annual hold-or-exit review.
Eishaan Bharadwaj Realty Advisor & Strategist
Based in Pune, Eishaan Bharadwaj advises high-net-worth individuals, family offices, NRI capital, and corporate founders on complex acquisitions and real estate strategy throughout Maharashtra.
In addition to leading Acrementum’s advisory practice and land platform, Eishaan maintains an independent registration with the Maharashtra Real Estate Regulatory Authority to handle developer and pre-launch transactions with personal accountability.
The Structural Separation. Two distinct operations.
To ensure complete legal compliance and conflict-free advisory, our operations are formally divided:
- Acrementum Real Estate Advisory handles secondary-market resale, farmhouse and agricultural acquisitions, NA development plots, commercial leases, investment advisory, and the private land allocation platform.
- Eishaan Bharadwaj personally, under MahaRERA A52100037314, handles new construction, primary developer sales, pre-launch allotments, and all RERA-registered project transactions as an independently registered consultant.
The RERA registration belongs to the individual, not the firm. The firm itself does not hold developer inventory or act as a RERA-registered promoter.
Discuss your mandate. Direct, unhurried counsel.
We work with a select number of concurrent advisory mandates to ensure thorough diligence on every parcel.
